Leak detection questions

My boiler pressure keeps dropping. Is that a leak?

Sometimes, and sometimes not. Pressure loss is most often the expansion vessel or the pressure relief valve rather than a hole in a pipe, and both are straightforward. We check the likely causes before assuming the floor has to come up.

Can you find a leak under a concrete floor?

Yes. That is exactly the case where tracing matters, because the alternative is breaking up concrete on a guess.

How much does leak detection cost?

It depends on how long it takes to find, which depends on the house. We will give you a price for the investigation up front and a separate fixed price for the repair once we know what it is.

Do you repair the leak as well as find it?

Yes. We are a plumbing and heating firm, not a detection-only service that hands you a report and leaves.

Who pays, me or my insurer?

Many buildings policies cover trace and access for an escape of water. It is worth checking your policy before you book, and we will provide whatever written detail your insurer asks for.

The damp patch is nowhere near any pipes.

That is normal. Water runs along joists, under floors and down cavities before it appears, and the visible mark is often the low point rather than the source.
