Homebuyer survey questions

Is this the same as a homebuyer report?

No, it is the bit a homebuyer report leaves out. Surveyors are explicit that heating and gas appliances are outside their scope and refer you to a qualified engineer. This is that inspection, done properly and costed.

When should I book it?

After your offer is accepted and before you exchange, so there is still room to renegotiate if the report finds something expensive.

Do I need to be there?

It helps but it is not essential. We need access arranged with the agent or the vendor, and we will send you the report either way.

What if the boiler turns out to be dangerous?

We will tell you immediately, and we have a duty to make an immediately dangerous appliance safe. That is a very useful thing to discover before you own the house rather than after.

Can you use the report to renegotiate?

That is between you and the vendor, but a written, itemised, professionally costed list is a great deal harder to argue with than a general worry about the age of the boiler.
