How much is a landlord gas safety certificate?

£120 including VAT, and that includes a full service of the boiler rather than just the safety check. It is on our published price list.

How often do I need one?

Every twelve months. You must give a copy to existing tenants within twenty eight days of the check and to new tenants before they move in, and keep the records for two years.

What is a legionella risk assessment and do I really need one?

You have a legal duty to assess and control the risk of legionella in the water system of a property you let. For most domestic lets the assessment is straightforward and the controls are simple, but the duty exists and it is separate from the gas safety check. We carry it out and give you the written record.

What happens if an appliance fails the check?

We will explain exactly what is wrong and what it takes to put right, with an itemised price. If an appliance is immediately dangerous we have to make it safe, which may mean capping it, and you get the paperwork explaining why.

Do you cover multiple properties?

Yes. Tell us how many and where and we will work out the visits. The £40 a month retainer is designed for landlords who want same day attendance.
